Provenance is envisioned as a walkable community centered on wellness, connection, and everyday convenience. Homes, parks, trails, schools, gathering places, and village destinations are planned to work together so residents can live, move, gather, and enjoy more of daily life close to home.
Provenance is planned as a complete community with homes, jobs, healthcare, hospitality, dining, shopping, schools, parks, trails, open space, and wellness features, all connected by a walkable, bike-friendly design. Its mixed-use districts are intended to bring daily services, employment, recreation, and gathering places closer to where people live. In addition, Provenance’s signature landscape corridors will include paved trails along but separated from all major roadways.
Provenance is planned with a wide range of homes for different lifestyles, including low-, medium-, and high-density neighborhoods, active-adult options, and affordable and attainable housing opportunities. More than 30% of planned homes are designated at densities intended to support affordable rental housing and help provide more housing choices in the region.
The plan includes more than 440 acres of parks and open space, including greenways, neighborhood parks, special feature parks, and a large Nature Park. These areas are intended to support trails, recreation, gathering spaces, stormwater management, and everyday access to nature.

The environmental review process evaluates the project’s potential effects on topics such as traffic, infrastructure, air quality, noise, water, biological resources, public services, and other environmental issues. It also identifies measures needed to reduce or mitigate potential impacts. These findings will be included in a Draft Environmental Impact Report, which will be shared with the public for its review and comment.
